Carolina Forest is a sea of newer HOA neighborhoods, and almost every one of them has the same two lawn problems.

The Farm, Waterbridge, Berkshire Forest, Clear Pond — these were built fast on former timberland and farm ground, which means graded sand, thin builder topsoil, and fresh sod rolled out lot by lot. On top of that, almost everyone here has an irrigation system and an HOA watching the front yard. The result is a very specific kind of lawn: young, thirsty, over-watered, and expected to look perfect from the street. That's exactly the lawn our programs are built for.

Two services, often together

Peaceful Bi-Weekly Mowing is 17 visits a year, and every visit is the whole job — mowing at the correct height for your grass, string trimming, edging driveways and walks, and blowing the clippings off. On tightly-spaced HOA lots the sharp, consistent edge is half of what makes a yard look maintained. Premium Fertilization & Weed Control is 9 treatments a year, weeds treated every visit, with a stop every single month in summer. In neighborhoods where every third house is on a program, the ones that aren't stand out fast — usually for the wrong reasons.

New sod on graded sand: the seam-and-thin problem

The sod that looked flawless at closing sits on a thin layer of topsoil over compacted, graded sand. Roots hit that hard sand, struggle to knit through the seams, and by the second summer the lawn thins along the joints and in the high spots. Fertilizer alone won't fix it. It takes correct mowing height, watering that pushes roots down instead of keeping them shallow, and soil-building treatments — which is exactly what our Premium COMPLETE program adds onto the same 9 visits with liquid aeration and soil amendments.

Irrigation-heavy yards are usually watered wrong

Almost every Carolina Forest home has a sprinkler system on a timer, and most of them are set to run a little every day. On sandy soil that's the worst thing you can do — it keeps roots shallow, invites fungus, and washes nutrients straight through. Deep and infrequent, early in the morning, is the fix. Your technician sets the schedule for your specific yard on a free lawn inspection, and it usually helps more than anything we spray.

A centipede, St. Augustine and Bermuda mix on one street

Builders don't sod every phase with the same grass, so Carolina Forest yards are a real mix — centipede on some lots, St. Augustine on the shaded ones, Bermuda on the sunnier common areas and some back yards. Each wants a different mowing height and a different feeding rate, so a one-size program is why a lot of these lawns underperform. We identify what you actually have before we touch it.

Timing on sandy coastal soil

Sand drains in minutes and holds almost no nutrients, so a program built for inland clay washes right through a Carolina Forest yard. Our 9-round schedule is timed to coastal turf: an early winter pre-emergent, a longer-residual pre-emergent in spring, sedge control (which most companies charge extra for) through the summer rounds, and a fall pre-emergent in September–October that stops the winter weeds you'd otherwise be fighting in January — the ones the HOA notices.
